The Golden Visa is the most discussed and least understood residency route in the UAE. It is not a single scheme with one threshold. It is a family of routes, each with its own criteria, and most people who assume they do not qualify have simply never checked the right one.
What it actually gives you
- Long-term residency — typically 5 or 10 years, renewable
- No employer sponsorship. You sponsor yourself, so leaving a job does not end your residency
- No salary minimum to sponsor family — and Golden Visa holders can generally sponsor children of any age
- You can remain outside the UAE for extended periods without the visa lapsing
That third point is the one people underrate. If you are struggling with the AED 4,000 basic-salary threshold to bring your family over, a Golden Visa removes the problem entirely.

Property investors
The most familiar route. A property investment at or above the qualifying threshold, held in your name. This changed significantly in February 2026. The old rule requiring you to have already paid 50%, or AED 1 million, of the property value was removed. Eligibility now turns on the total title-deed value reaching AED 2 million, so mortgaged and off-plan property qualifies, provided the bank or developer issues a No Objection Certificate. For anyone buying with leverage, that single change reopened the route. Two cautions: each owner’s share must independently reach AED 2 million, so two people splitting a AED 3 million property do not both qualify; and Abu Dhabi remains stricter, requiring the investor’s equity to reach AED 2 million outside the mortgage.
Skilled professionals
The route most people overlook. It is available to employed professionals meeting a monthly salary threshold, with a valid employment contract and a recognised qualification, typically at bachelor level or above. Doctors, engineers, IT specialists, finance professionals and educators all commonly qualify. If you are a senior salaried professional, check this before assuming the Golden Visa is only for investors.
Entrepreneurs and business owners
Founders of businesses meeting a value threshold, or holders of an approved economic project. Requires endorsement from an accredited business incubator or the relevant authority.
Specialised talent
Scientists, researchers, creatives, cultural figures, athletes and inventors, nominated or accredited by the relevant UAE body. There is no single income test here — it is about recognition in your field.
Outstanding students and graduates
High-achieving secondary students and university graduates from top-ranked institutions with strong grades.
Humanitarian pioneers and frontline heroes
Recognised contributors to humanitarian work, and those honoured for frontline service.
The most common misconception
That it is only for the wealthy. The skilled professional route is salary-based, not asset-based, and a large number of senior employees in Dubai and Abu Dhabi meet it without ever applying — because they assumed the Golden Visa meant buying property.
What it does not do
It is residency, not citizenship. It does not give you a UAE passport, and it does not give you voting rights. It also does not exempt you from corporate tax if you run a business, or from the ordinary rules on registration and compliance.
Before you apply
Criteria and thresholds are revised periodically, and they differ between emirates in their implementation. Check your specific route against the official ICP or GDRFA channels, or use a PRO agent who processes these regularly — a rejected application costs both money and time.
