The move-in bill nobody warns you about
Dubai rent is not paid monthly. It is paid in advance, by post-dated cheques — usually between one and four for the year. On a single cheque, you hand over the entire annual rent on the day you sign.
On top of that comes a security deposit of about 5%, agency commission of about 5%, Ejari registration, and the DEWA connection deposit. On a mid-range apartment the cash required on day one can comfortably pass AED 100,000.
People arrive having carefully budgeted the monthly figure, and are blindsided by this. It is the single most common financial shock of moving to Dubai. Fewer cheques usually means cheaper rent — but far more cash upfront.
