What is the minimum down payment for a mortgage in the UAE?
UAE Central Bank rules set minimum down payments by buyer and property: expats pay at least 20% for a first home up to AED 5 million (30% above AED 5M), while UAE nationals pay at least 15% (25% above AED 5M). Second/investment properties require 40% down, and off-plan purchases 50%.
What are the upfront costs of buying property in Dubai?
Beyond the down payment, budget roughly 7–8% of the price in fees: 4% Dubai Land Department transfer fee, about 2% agency commission (+VAT), 0.25% of the loan for mortgage registration, plus trustee office, valuation and bank arrangement fees. On an AED 1.5M home with 20% down, total upfront cash is typically around AED 400,000.
What are current mortgage interest rates in the UAE?
As of 2026, UAE mortgage rates typically range from about 3.9% to 5% (reducing). Banks offer fixed terms of 1–5 years that then revert to a variable rate (usually EIBOR plus a margin). Salary-transfer customers and lower LTVs generally get better pricing.
How much salary do I need for a mortgage in the UAE?
Most banks require a minimum monthly income of AED 10,000–15,000, and your total instalments (including the new mortgage) cannot exceed the 50% debt burden ratio cap. In practice, banks often prefer the mortgage payment alone to stay near 25–30% of income.
Can expats get a mortgage in the UAE?
Yes. Expat residents can borrow up to 80% of the value of a first home (up to AED 5M) with terms up to 25 years, subject to income and age criteria — the loan usually has to be repaid by age 65 (70 for the self-employed). Non-resident mortgages also exist but at lower LTVs, typically 50–60%.
Is it better to rent or buy in Dubai?
A common rule of thumb: if the property price is less than about 20 times the annual rent of a similar home and you plan to stay 5+ years, buying often wins — your payment builds equity instead of going to a landlord. But factor the ~7–8% upfront fees and maintenance/service charges into any comparison.
